You know how you can tell the age of a home just by looking at it's doors? THE DOORKNOBS! Go new and go modern. It's worth it! Search the latest trends and upgrade when it's convenient- it'll keep your home looking fresh, cared for, and tastefully designed.


#2 APPLIANCES



#3 LIGHTING

Go overboard! And I don't mean buy the most expensive fixtures. They can be low quality as long as they LOOK nice. Be BOLD, extravagant, futuristic- you're a sophisticated person that keeps up with styles and trends and it reflects in your super awesome home. At least, that's what the stranger who tours your home will think.



#4 PAINT

Property Photos are EVERYTHING. I know. It's so shallow, isn't it? But the fact is competition is real. New builds are real. And paint is one of those things that can make it easy for a buyer to picture your home as their own. Fresh paint adds to that new-home look you're shooting for.


#5 CLEAN AND CLEAR

The things you normally don't think about cleaning- clean them. Get creative. Try to pretend it's the first time you're seeing your home, and be super critical. Baseboards, outlet and light switch plates, WINDOWS, oven, BLINDS and/or dusty curtains, LIGHT FIXTURES- indoors and out- make them clear of any dead bugs, dust, or whatever else.... fan blades as well!


From experience these are the factors I've learned have the most impact. They'll give you the best "bang for your buck". It's still not cheap, I know. However time and time again studies have shown that doing these things will make your home sell faster and for more money. So think of it as an investment, not a cost.
